What to Do When Your Roof Starts Leaking

The first hour matters more than most people realise — and almost everything worth doing happens inside the house, not on the roof.

Water coming through a ceiling is alarming, and the instinct to get outside and look at the roof is strong. It is also the one thing worth resisting.

Everything genuinely useful in the first hour happens indoors, and it is all straightforward.

Move things and contain the water

Get furniture, electronics and anything absorbent out of the affected area. Put buckets or containers under active drips and lay towels to stop splashing onto floors.

Water finds its way along joists, so the drip you can see may be one of several. Check adjacent rooms and the floor below.

Relieve a bulging ceiling deliberately

A ceiling holding a pocket of water will eventually fail, and when it does it fails all at once across a wide area.

Putting a small hole at the lowest point of the bulge with a screwdriver, with a bucket underneath, releases the water in a controlled way. It feels wrong, and it does far less damage than waiting.

Deal with the electrical risk

If water is near a light fixture, a recessed can, a smoke detector or an outlet, switch off the circuit at the panel. Water tracking through a ceiling cavity goes wherever the framing takes it, which includes junction boxes.

If you are not confident which circuit covers the area, or water is already running through a fixture, an electrician is the correct call.

Photograph everything before you clean up

Dated photographs of the water, the damage and the affected rooms take two minutes and are the record an insurer will ask for later.

Photograph the ceiling, the contents affected, and anything visible outside from ground level. Do it before you start drying and moving things.

Stay off the roof

A wet roof is slick. A storm-damaged roof can have compromised decking underneath a surface that looks intact. Ladder falls during rain are a leading source of serious injury in home maintenance, and the roof is not going to be fixed in the rain regardless.

Temporary protection — securing loose material and covering a breach with properly anchored sheeting — is work for someone with the equipment and the fall protection to do it safely.

Why the leak is not where the stain is

Water entering a roof runs along the underside of the sheathing and across framing until it finds somewhere to drop. Several feet of travel between the entry point and the interior stain is completely normal.

This is why patching the area directly above the stain so often fails, and why tracing the path from the attic matters more than the visible damage. It also means the roof can look fine directly above a significant leak.

What happens next

Once the weather allows, the entry point is traced from the attic where possible, then the corresponding area on the roof is inspected directly: flashing, penetrations, valleys, fastener condition and sealant bonds.

The repair rebuilds whatever detail failed. If an earlier repair sealed a joint with roof cement, that gets removed and the underlying detail rebuilt rather than re-sealed, because cement cracks along the same line every time.

Follow-up questions

Questions

Should I put a tarp up myself?

Climbing onto a wet roof is how people get seriously hurt, and a tarp that is not properly anchored can tear loose and make things worse. The interior steps are the ones worth taking yourself.

The leak stopped when the rain stopped. Is it fine now?

No. It means water is no longer entering, not that the breach is closed. The next sustained rain will do the same thing, and the sheathing around the entry point stays wet in the meantime.

Will my insurance cover it?

It depends on the policy and the cause. Sudden storm damage is generally treated differently from gradual wear and deferred maintenance. Documenting the condition thoroughly gives the claim the best chance either way.
